will be offered separately and then offered as a combination. If the
parcels get combined, the buyers holding the bid on the individual parcels
will have one opportunity to raise their bid above the combination price.
If this happens, the parcels are offered together again and if there
is a combination, they will sell as one unit and as one parcel.

non-refundable down payment is due day of auction. Balance is due in
approximately 45 days at closing. No Reserves! Taxes will be prorated
on a CAUV basis to the day of closing. If buyer changes usage out of
CAUV on any parcel, the tax recoupment will be the buyer's expense.
If sold in parcels, a $500.00 fee per parcel will be collected to help
with cost of survey, soil evaluation, and plot plan work. If sells as
1 farm fee will be $500.00 total. Announcements day of auction take
precedence over printed material. Sellers will split the cost of a title
insurance policy. Any upgrades will be a buyer's expense. Some general
deed restrictions will apply.
